Hopper House Durham - In For Planning
Originally constructed in the 1980s, Hopper House and
Atherton House previously accommodated cellular office
spaces but have been vacant for many years, reflecting a
decline in demand for commercial use in this area.

The site benefits from excellent transport connectivity,
located within walking distance of Durham Bus Station
and Durham Railway Station, making it a sustainably
positioned urban infill site ideal for regeneration and
student living.
There is a central shared living hub, a fitness suite, and

recreation space.
The project now in planning proposes a comprehensive
remodelling and change of use of Hopper House and
Atherton House to form a mixed-use student residential
development with commercial space at ground floor level.
Residential accommodation includes 45 self-contained
student studios ranging from 17 m²
Ground floor commercial space is approximately 96 m²,
with seven managed car parking spaces.
Sustainability is integrated through Air Source Heat
Pumps (ASHPS, high-performance glazing, energyefficient lighting, and contemporary energy management
systems.
The proposal responds directly to Durham County
Council’s pre-application advice by improving the
building’s architectural presence and ensuring a highquality living environment that complements the
conservation area.
